A cut-out creates a brand-new opening in an existing wall — we literally cut into the structure and install a multipanel sliding glass door where there was solid wall before. A window replacement swaps out old, inefficient windows for new ones in the same openings. Different projects, same crew, same quality.
Yes — 100%. For cut-outs, we pull structural engineering permits and coordinate all city inspections. For window replacements in existing openings, we handle any required permits as well. You don't make a single call.
Yes. Perspective Windows & Doors is ROC licensed in Arizona (ROC #365250), fully bonded, and carries both general liability and workers' compensation insurance on every job. We can provide proof of insurance before we start.
No. For window replacements, most installs are done in a day and the work area is contained. For cut-outs, we protect your home throughout the process and you stay in your house the entire time. There will be a day or two of demo noise, but we keep things livable.

Window Replacement

Most window replacements run $1,000 to $1,400 per window, installed. That includes the window, labor, and cleanup. We give you a firm quote after the free walkthrough — the number doesn't change. No surprise fees, no add-ons.
Most homes are done in a single day. If you have a large number of windows (20+), it might take two days. Either way, your home is secure and sealed at the end of each work day.
We install dual-pane Low-E glass with argon fill. Low-E coating blocks 40-50% more heat than standard glass, UV coating blocks 95% of damaging rays, and the argon fill adds noise reduction. Built for Arizona summers.

Multipanel Door Cut-Outs

Cut-out projects range from $25,000 to $60,000 depending on opening size, panel count, glass spec, and finish. That includes structural engineering, permits, framing, install, stucco repair, and final inspection. One price. No surprises. No change orders.
About 3-5 weeks from signed contract to finished install. That includes permit time, product ordering, structural framing, install, and stucco finish. The actual install where your wall is open takes only 1-2 days — your wall is not open for weeks.
Almost always yes — and it doesn't matter. We install an engineered header — steel or wood depending on the project — that carries the roof load. That's the whole point of hiring a crew that does structural work, not just glass. We handle the engineering.
Yes. We match texture and color to your existing stucco. If it doesn't blend, we redo it. That's our guarantee. When we're done, it looks like the opening was always there — inside and out.
Most HOAs allow it because the exterior appearance doesn't change dramatically — we match stucco and paint exactly. We can review your CC&Rs during the walkthrough and help you submit any required architectural review applications.
We install 4-panel, 5-panel, 6-panel, and 8-panel configurations ranging from 8 to 24 feet wide. The most popular option is a 5-6 panel system at 12-16 feet. We'll recommend the right size for your wall and your goals during the walkthrough.
Every cut-out project comes with a 2-year workmanship warranty covering the structural work, framing, stucco, and finish. The door system itself carries the manufacturer's product warranty. If anything we built isn't right, we come back and fix it.

Yes. The in-home walkthrough is completely free with no obligation. We come to your home, assess the scope, answer your questions, and give you a firm quote. If you decide not to move forward, that's totally fine. No pressure, no follow-up calls you didn't ask for.
No. Your quote is your price. We don't play change-order games. The only way a price changes is if you ask us to change the scope — like adding more windows or upgrading the glass spec. If the scope stays the same, the price stays the same.
